How the matching works

There is no algorithm and no call centre. You tell us about the property, we read it, and we introduce you to the broker best placed to help. Here is exactly what happens, and what we do with your details.

1. You fill in the form

Five short steps: what you need, the property and the mortgage, how you own it and your credit position, timing, and how to reach you. Rough figures are fine. Nothing is a credit check and nothing goes near a lender at this stage. The form.

2. We match you

A person reads your enquiry and passes it to one broker chosen for your kind of case: a limited-company specialist if the property is in a company, a portfolio specialist if you have four or more, a lender-relationship for HMOs or adverse credit where that matters. One firm, named in our privacy notice. We do not sell your details to a panel.

3. The broker calls you

Usually within one working day. They will ask a few more questions, compare your current lender's product transfer against the whole market, and tell you what they would recommend and why. If you want to go ahead, they run the application, the valuation and the legal side, and they chase the lender so you do not have to.

What it costs

Nothing, from us. The broker pays us an introduction fee, which does not change what you pay them. Brokers are paid a procuration fee by the lender on completion; many buy-to-let brokers also charge a fee of their own, typically a few hundred pounds, payable on completion. They tell you what it is before you commit to anything, in writing.

Who the brokers are

Whole-of-market brokers who do buy-to-let every day, with access to the specialist lenders that only deal through intermediaries. Where a mortgage is regulated (some buy-to-let is, for example if you or a family member have lived in the property) the broker is authorised and regulated by the Financial Conduct Authority. You can check any firm on the FCA register.

What we are not

We are not a broker, a lender or an adviser, and we do not give advice. We are an introducer. The guides and calculators on this site are general information to help you ask better questions; the broker gives you advice on your own case.

If the broker can't help

Occasionally a case is outside what the broker can place. If that happens we may offer to pass you to another firm, but only if you agree. We keep your enquiry for 12 months for that purpose and then delete it.

Common questions

Will you run a credit check?

No. We do not have the ability to. The broker will run one when you apply for a mortgage, and will tell you before they do.

Can I talk to more than one broker?

We introduce you to one. You are free to speak to others yourself, and a good broker will not mind you comparing. Bear in mind that multiple full applications leave multiple credit searches.

What if I just want a product transfer with my current lender?

A broker can do that for you too, and check first whether it is actually the best deal. Product transfers are quick and easy, which is why lenders like them; they are not always the cheapest.
